I just started a new job. Can I still qualify for a home loan?
You can still qualify for your home loan depending on certain factors. If you have been in the same line of work for 2 consecutive years you can qualify. If you just graduated from college and just started your new job, all we will need is your job letter and your first two pay stubs.
All or most of my income is derived from commission. Can I still qualify for a home loan?
Yes, as long as you have been receiving commission for the last 2 years.
My bank just denied my home loan due to high debt ratios. Can you help?
Yep! On most loan programs we have a maximum debt ratio of 50%! Believe it or not, one of our most popular loan programs allows up to 56% debt ratios!
I'm self-employed and don't show enough income on my tax returns. Can you help?
Yes. We offer a bank statement program for the self-employed, or 1099 who cannot use tax returns. We use the total deposits from your last 1 or 2 years personal or business bank statements in lieu of tax returns.
Can I get loan approval before I start shopping for a new home?
Absolutely! All we will need is the loan application, credit report, pay stubs, w2’s and bank statements. Usually takes anywhere between 2 and 3 days to underwriter and issue loan approval. Realtors love it when you show up at their office with a loan approval in hand, as closings go much quicker and any issues during the loan process are already taken care of!
I don't have enough money for the required down payment. Can my family help me?
Yes. In fact your family can gift you the entire down payment, as well as any closing costs, if you wish. However, you and your family must realize these funds can only be a gift.
If I have a Chapter 13 bankruptcy can I still qualify for a loan?
Yes. Wait until you hear this! If you are currently in Chapter 13 bankruptcy and have made your last 12 months payments on time you can still qualify for a home loan! We can even pay off your Chapter 13 with a cash out refinance!
